Grok bot for marketing via mail to rental owners
1) pulls rental addresses and sorts the list by unit count. Single, 2-4, 5-20, 20-100, 100+ (it googles to find approx unit count)
Where does it get that info? 1) from parcel codes on the county websites for multifamily 2) by watching zillow, trulia, and our competitors sites to identify single family rentals
2) it filters out owner operators that we know would never hire us
Example: in my home town there is a PM firm that runs about 800 units. The owner and his son own about half of those. We don't mail to them obviously
3) every Monday grok bot emails us a list of 20 owners to mail our marketing materials to
Bot runs a rental price analysis, branded to us, and includes that in the email for printing.
It runs a marketing analysis for the rental. Where it is posted, quality of photos, quality of marketing copy, how many views it's getting, days on market, and compares to what we do
It also includes a personalized letter written by me and ready for my signature. Per grok bot rules I write "let me know how we can help!" and sign each letter in blue ink. Envelope is hand addressed
If more than 20 doors, that envelope is sent via FedEx
4) we tell grok bot all were mailed, it tracks in a spreadsheet. 3 months later a followup letter is sent
5) bot also includes birthday cards and holiday cards to mail in the Monday email (clients, tenants, family of our team, vendors, etc)
Early days yet, but conversion seems to be around 3% (about average)
